In the vibrant heart of downtown Austin lies the 2nd Street District, a bustling retail district spanning from San Antonio St, to Colorado St. Known for its collection of over 50 specialty shops, services, and dining establishments, the district has undergone a remarkable transformation with the help of the SHOP Companies team. 

In 2019, John and Nicole started their leasing efforts at 2nd Street with a vision for the retail landscape. At this time, 2nd Street was mainly local outposts comprised of gift & souvenir shops with some upscale retail sprinkled in, largely catering to tourists.    

One of the most significant achievements has been the enhancement of tenancy quality. Through strategic efforts, they attracted a roster of nationally renowned brands that previously favored other areas of Austin. Among the notable additions are Barry’s, solidcore, Ray-Ban, Local Foods, sweetgreen, Sushi Bar, and RedFarm. These brands not only bring a national presence but also contribute to the immediate local community. 

2nd Street has now emerged as a viable alternative to South Congress, where escalating rents previously deterred potential tenants. Brands are now increasingly considering 2nd Street as their preferred location within the Austin market. The results speak volumes: average rents have increased by over 50% since then, signaling an increase in desirability and value.
