Hillside Village | Dallas, TX
In 2017, SHOP Companies was brought on to work with Hillside Village, a neighborhood center in Dallas, following its acquisition by a new owner. At the onset, Hillside Village was a well-located, regional neighborhood center in the heart of Lakewood, one of Dallas’ most improved neighborhoods. However, the Tenant mix and design were reflective of a different time.
Out of the gate, SHOP advised on a rebranding strategy, paying homage to its mid-century roots and packaged that with an impressive redevelopment scope by Northwood Investors. At this time, Northwood invested to upgrade facades, parking lots, and other infrastructure.
With the vision of the center’s transformation in mind, SHOP undertook the task of pre-leasing and remerchandising prior to upgrades being completed. Recognizing the limitations in attracting soft goods users, SHOP tailored its strategy towards enhancing food and beverage offerings and increasing service options to eventually appeal to national brands.
Advising on site planning, SHOP continued to break up larger spaces and curated a mix of local, regional, and national brands. Noteworthy negotiations included convincing Dallas Swim Kids to relocate within the center, thereby freeing up prime corner space that became Haystack, featuring a 70-person patio. And recapturing Steinmart and subdividing the space into multiple bays, which resulted in adding a dynamic anchor with Sprouts.
Chopshop emerged as the first major tenant, contributing to a double-digit increase in rates at the intersection. In terms of food and beverage, SHOP secured tenants such as Maman, Juiceland, Susie Cakes, and Hillside Tavern.
Through SHOP’s guidance, Hillside Village achieved full occupancy, securing major tenants including Sephora, Sprouts, Sugared + Bronzed, Jungle Fitness, F45, and Modern Animal, totaling approximately 30 lease transactions. Today, Hillside Village stands as a thriving neighborhood staple.
