In 2015, SHOP Companies represented the Seller in the initial sale of Stone Oak Square to a repeat client. During the client’s 10-year hold period, SHOP Companies was re-engaged to lease space at Stone Oak Square, helping maintain performance and drive stability. By the time the owner elected to sell in 2025, Stone Oak Square was 100% leased. 

Recognizing favorable market conditions, the client once again engaged SHOP to market Stone Oak Square for sale. The property carried existing debt that could be assumed by a buyer—an element that, if executed properly, would enhance the Seller’s overall net proceeds. SHOP strategically positioned the opportunity to highlight both the in-place tenancy at Stone Oak Square and the attractive financing structure. 

The marketing process generated a competitive bidding environment, ultimately identifying a local 1031 exchange buyer willing to assume the existing loan. Leveraging an established relationship with the loan servicer, SHOP played a hands-on role in navigating due diligence and the loan assumption process, ensuring alignment between buyer, seller, and lender. 

The transaction successfully closed in late 2025, marking the second time SHOP sold Stone Oak Square for the same client—further underscoring the firm’s full-cycle advisory capabilities across leasing and investment sales.
