Family Dollar Tree Combo Store

Family Dollar Tree Combo Store is a new construction, corporately guaranteed single tenant retail asset located in Whitewright, Texas.  The prototype combo store concept allows shoppers to access Family Dollar’s low-priced and everyday items along with Dollar Tree’s rotating/seasonal $1 offerings.  Positioned less than 1 hour north and east of Dallas, the Property consists of an approximate 10,500 SF retail building on 1.16 acres of land along Beasley Boulevard (US Highway 69/SH-11).  The tenant is anticipated to open for business on February 23, 2023.  Family Dollar Stores, Inc., a wholly owned subsidiary of Dollar Tree, Inc. (NASDAQ: DLTR), signed a corporate guarantee on a new 10-year lease with limited landlord responsibilities and $0.50 PSF rental escalations during each of the four, 5-year renewal options.  Dollar Tree, Inc., which reported revenue in excess of $25.5 billion in 2021, is rated “BBB” by S&P which is considered investment grade.
